Getting the structure right
Investors often run into borrowing-capacity limits or messy cross-securitised loans that are hard to unwind. We plan the structure before you buy, for example using separate loan splits for investment and personal debt, using an offset account, and choosing lenders whose servicing policy treats rental income and existing debts most favourably.
- Interest-only vs principal & interest โ and when each makes sense
- Using equity from your home for a deposit without cross-collateralising
- Lenders that assess rental income and negative gearing differently
- Planning finance for your second, third and fourth property
Borrowing capacity varies a lot between lenders
Each lender uses different serviceability buffers, rental shading and expense assumptions, so the same investor can borrow very different amounts at different banks. We run your numbers across multiple lenders to find the one that fits your strategy, not just today's purchase.
Interstate investing
Many of our investor clients buy outside their home state, for example a Sydney-based investor buying in Brisbane or regional Queensland. We arrange the finance Australia-wide and, through our buyers agent service, can help with research and due diligence too.
Frequently asked questions
How much deposit do I need for an investment property?
Usually 10โ20% plus costs. Using equity from your home can cover the deposit, and above 80% LVR you will usually pay LMI.
Should I choose interest-only or P&I?
It depends on your cash flow, tax position and goals. Interest-only lowers repayments for a period but usually costs a slightly higher rate. We'll model both.
Can I use my home's equity to buy an investment?
Yes. We set it up as a separate split so the debt stays clean for tax purposes and your home isn't unnecessarily tied to the investment.
